ASBESTOS
CONSULTING
One of the most predominant
concerns of both industrial and commercial facility owners today, is
occupational exposure to asbestos. In
recent years, lenders, investors and property management firms have also been
impacted by Asbestos Containing Materials (ACM). Costly litigation and property devaluation
are the primary motive for implementation of asbestos management. Asbestos material can be managed effectively
with the assistance of qualified, experienced professionals.
Including systematic bulk
sampling surveys, project specifications and enforcement fo asbestos abatement,
and preperation of a baseline air monitoring program for on-site analysis. We
provide all services usually associated with asbestos, except actual asbestos
remediation.
INSPECTION AND HAZARD ASSESSMENT
To determine the presence of
asbestos material, a thorough inspection of the specific area or facility must
be conducted. Qualified inspectors,
using established protocols, inspect and collect samples of suspect materials
for laboratory analysis. Any asbestos
containing materials identified will be evaluated for its potential release of
fibers to the air. Upon completion of
the survey, a final report will be issued that clearly explains how the
inspection was conducted, the type and condition of the ACM and a hazard
assessment relative to employee exposure and recommendations for control and/or
corrective actions. Federal and state
regulations require the inspection of commercial buildings prior to renovation
or demolition.
ABATEMENT PROGRAM MANAGEMENT
If abatement is elected,
comprehensive program management begins with project design. Plans and specifications for abatement are
developed to assure safe, cost effective elimination of the potential
hazard. Bid solicitation and contractor
evaluation is then followed by the actual abatement activity. All
Points Environmental acts as the owner's representative to protect the owner's
interest through pre-abatement site condition assessment, observation and
comprehensive documentation of all the project related activities. This is provided to the owner following
abatement activities. Accurate, credible
records afford the best protection against future liabilities.
OPERATIONS AND MAINTENANCE PROGRAMS
An Operations and
Maintenance (O & M) program is a site specific formulated plan of training,
cleaning, work practices and surveillance to maintain asbestos containing
materials in good condition and thereby neighboring occupational exposure. 0
& M programs are established following an initial inspection to locate and
assess the condition of the ACM. 0 & M programs offer an effective
alternative to abatement when the identified materials are in good condition
and not routinely subject to disturbance and fiber release.
